OBSTRUCTION: Walkways, driveway, stairs, patios, balconies, etc. may not be obstructed or used for storage. CURFEW: Common areas such as parking lots, play areas, lawns, and stairways are closed at dark. Children must be inside their apartments after this time. Adults may remain quietly on the balconies or patios of their apartments. CHILDREN: Children are to be supervised by an adult at all times. Children under the age of 14 may not be left alone in apartments or common areas. All school age children must attend school. Tenants will be held accountable for their children knowing and obeying these rules. CLIMBING: No one is permitted to climb or throw objects on or near any building, structure, sign, air conditioner, or other structure or tree. GUESTS: Guests are to be escorted by an adult resident at all times. Tenants will be held accountable for guests knowing and obeying these rules. Guests staying for more than three days in any thirty-day period must be registered with the office. Failure to report guests living in a unit is grounds for lease termination. ALCOHOL AND OTHER DRUGS: The consumption of alcohol is not permitted in common areas. The possession or consumption of illegal drugs is not permitted anywhere on or about Dali Place. BICYCLES: Bicycles and all wheeled toys may not be ridden on walkways or driveways. When not in use, they must be stored inside the apartment. FIREARMS: Display or use of firearms or any other device that propels a projectile by anyone other than law enforcement officers or Dali Place security guards is not permitted anywhere on or about Dali Place and will be grounds for immediate lease termination. NOISE: Noise of any kind that interferes with the peaceful enjoyment of life at Dali Place is not permitted. Tenant’s television, home stereo, musical instrument(s), or auto stereo must not be audible to other tenants indoors or out. PARTIES: Parties with more than a dozen guests are not permitted. DJ services are not allowed. ANIMALS: The keeping of animals of any kind on or about Dali Place is not permitted. CLEANLINESS: Tenant is to keep apartment and grounds clean. Littering is not permitted at Dali Place. Tenant agrees to deposit trash in (not near) one of the dumpsters. Trash placed in dumpsters must be in sealed bags. Trash and recycling are not to be kept outside or unreasonably accumulated inside apartment. Cigarette butts are to be disposed of properly. Tenants will be charged a fee of $25 each time that staff picks up excessive litter outside their apartment. LAUNDRY FACILITIES: Laundry facilities are for the use of residents over the age of 14. All others must be supervised by an adult resident. No loitering or playing or any other non-laundry activity is allowed in laundry facilities. BARBECUES: Barbecues are provided in common areas. Barbecues are not to be used on or within ten feet of buildings. Lighter fluid and other accelerants may not be kept outdoors, and will be disposed of immediately if found there. Coals must be disposed of in dumpsters after they have cooled. FIREWORKS: Fireworks are not permitted at Dali Place. OUTDOOR FURNITURE: Chairs, tables, and other furniture are not permitted are not permitted outside of apartments. Any such items found there will be disposed of immediately and without notification to Tenant. BUILDING EXTERIOR: Tenant will not to install anything that attaches to exterior walls or projects out of windows or balconies (i.e. TV antenna, aerials, cables, satellite dishes, extension cords, clothes, clotheslines, flags). Signs, advertisements, notices, and graffiti are not permitted. Any window covering other than that provided by Landlord is not permitted without the written consent of Landlord. Aluminum foil or decorations may not be applied to windows. REPAIRS AND MODIFICATION: Only Landlord is permitted to repair or modify apartments. Tenant is not permitted to change locks, paint interiors, install or remove flooring, or otherwise change the physical makeup or appearance of the apartment, appliances, etc. Such action by Tenant will result in a charge for restoring the apartment to its original condition. BARS: Bars or other barriers are not to be affixed to the inside or outside of windows or doors. Landlord may at his option and without notice to tenant remove any such bars or barriers and charge Tenant for said removal. AIR CONDITIONER: No one is permitted to sit on air conditioners. Tenant will replace filters monthly. Landlord will pay for filters and make them available in the community office during business hours. Nothing may be stored in the HVAC closet inside the apartment. MOTOR VEHICLES: Speed limit is 5 miles per hour. Parking is allowed in striped parking spots only. No parking or driving on unpaved surfaces. No working on motor vehicles. No changing of oil or other liquids. No washing of vehicles. No loitering in or on parked vehicles. No parking of inoperable vehicles. No parking of vehicles lacking current registration or license plates. No parking of tractor/trailer rigs, wreckers, tow trucks, boats, RVs, trailers or heavy equipment is allowed, except for loading and unloading of moving vans. Motor vehicles (including those with two or three wheels) may only be parked in striped spaces in the parking lots – never on lawns, walkways, balconies, or inside apartments. WATERBEDS: Waterbeds are not permitted at Dali Place. SATELLITE DISHES: Satellite dishes are not permitted at Dali Place. Dali Place buildings are pre-wired for cable connection. Cable connection is available at the option and expense of Tenant. TOILETS/SEWER/DRAIN: Landlord maintains toilets, drains and sewer lines. If in the course of such maintenance items other than waste water or human waste are found to be clogging a line, Tenant will be charged for unclogging and/or repair. MAINTENANCE: Maintenance is a responsibility shared by residents and staff. Maintenance requests may be placed at any time by calling the office. Maintenance requests may not be made through maintenance staff. Evening and weekend maintenance will be performed when there is an imminent threat to safety, health, buildings, or grounds. Maintenance is to be performed only by staff or authorized contractors. Residents are not to perform their own maintenance or to contract with others for this purpose. LOCKS AND KEYS: Tenants are issued house and mailbox keys when they move in. Additional copies of keys will be provided for a fee. Lock changes are to be made only by staff and only through the maintenance request process. If locks are discovered for which staff have no keys, staff will will install new locks and Tenant will be charged for this work. Residents requesting entry to their apartments will be accommodated only if positive identification can be made. Children under the age of 14 will not be granted entry to apartments unless escorted by a positively identified adult. SMOKE ALARMS: Smoke alarms may not be dismantled, tampered with, or otherwise disabled. If such conditions are found, they will be corrected and Tenants will be charged a fee and may be subject to eviction. INSURANCE: Tenants are advised to insure their belongings. Dali Place does not insure these belongings and accepts no responsibility for theft of or damage to them. MAILBOXES: Federal law prohibits tampering with mailboxes. Staff will not open mailboxes for residents or former residents. Tenant mail will not be received or held in the office. Children under 14 are not permitted on or near mailboxes. REPORTING OF CRIME: Should Tenant observe suspected criminal activity at Dali Place, Tenant is required to report the activity immediately and directly to the police by calling 911. Only after doing so should such activity be reported to Dali Place management or security guards. BEHAVIOR: Improper behavior toward management, staff, or residents is grounds for immediate lease termination. Such behavior includes but is not limited to physical or verbal abuse or threats. PATROL: Police or other security services may patrol the grounds to enforce these rules. Interference with these duties, failure to comply with requests made by security guards, failure to identify self to security guards, or confrontation with security guards is grounds for immediate eviction. Notwithstanding the efforts of private patrols, your personal safety and security is your responsibility and that of the local law enforcement agencies. SURVEILLANCE: Security cameras and microphones may be used to monitor and record video, still pictures, and sound in any or all common areas. Live feeds and recordings resulting from this surveillance may be transmitted over the internet and may be accessed by, distributed to and used by the camera company, security guards, police, Landlord, and others for any purpose. ACTIONS OF OTHERS: Tenant assumes liability and responsibility for the actions of family, guests, and visitors. Tenant is responsible for acquainting family, guests, and visitors with these rules. OTHER RULES: From time to time and without notice of any kind, Landlord may add rules to this list. Added rules will have the same force and effect as those listed in this document. VIOLATIONS AND CONSEQUENCES: Violation of these rules occurring on or about Dali Place may result in one or more of the following actions, at the option of Landlord: Charges to your account to be paid with the current lease payment. Non renewal of lease Early termination of lease Eviction Reports to housing assistance organizations which may result in loss of housing voucher Towing of motor vehicles Animals being picked up by animal control services Removal and disposal of personal property from grounds or building exteriors Guests or family being banned from Dali Place Reporting suspected criminal activity to police Reporting children who do not attend school to truant authorities Additional actions as determined to be appropriate by Dali Place management. Any and all fees assessed for infraction of these rules shall be added to the amount currently due for lease payment. The resulting balance will be treated as lease payment due. Violations will be logged and the actions above will be taken at the sole discretion of Landlord and without additional notification to Tenant. THREE STRIKES: The first two violations by Tenant may result in written warnings. A THIRD VIOLATION WILL TRIGGER IMMEDIATE LEASE TERMINATION.
